Application for a Use Permit, pursuant to Article 15, Section 15.4 E of the Zoning Ordinance, to allow for a restaurant in the General Commercial “CG” District. The applicants are requesting the Use Permit to allow for the extension of an existing restaurant use. The existing restaurant contains approximately 1,623 square feet of interior space with a 1,054 square foot external patio. The proposed project would result in the enclosure of approximately 214 square feet of patio area for a total floor area of 1,837 square feet, as well as some additional landscape improvements to the site.

2. 890 2nd Avenue (Walter Campos)

Application for a Use Permit pursuant to Article 17, Section 17.4 H of the Zoning Ordinance, to allow an indoor soccer facility for children and adults and an ancillary retail sports clothing shop and snack bar within an existing 11,200 square foot warehouse building on a 0.96-acre parcel. No alcoholic beverages will be sold on/from the premises. The property has 52 on-site parking spaces for two building tenants. The applicant has obtained written permission from the adjacent Water Company tenant who has agreed to share on-site parking stalls that his business does not in use. Most of the 52 on-site parking stalls will be available during weekdays and all 52 on-site parking stalls will be available in the evenings and on weekends, during the soccer facility’s busiest hours of operation. The applicant proposes to operate the soccer facility 7 days/week, Monday- Friday 11am-11pm and Saturday and Sunday 10am-11pm. The property is located in the “IR” (Industrial Restricted) Zoning District.
