The project site is approximately 5,250 square feet and is located in the “CBR” (Central Business Retail) Zoning District.

2. 1900 El Camino Real (Starbucks Coffee) Application for a Use Permit, pursuant to Article 13, Section 13.4 H of the Zoning Ordinance, to allow a new retail coffee shop with outdoor seating within an existing 100,500 square foot commercial shopping center located in the “CA” (Commercial Neighborhood) Zoning District. The proposed project is briefly summarized as follows:
