The applicant is requesting a variance (V2004-02) to allow
for a four (4) foot side yard setback where a six (6) foot
side yard setback would otherwise be required. The reduced
setback would allow for the construction of a one-car garage,
a bathroom, and an additional bedroom; resulting in a three
bedroom, two bathroom single-family residence with an attached
one-car garage. The subject property is a 5,400 square foot
parcel located within the Multi-Family Medium Density “R-4” District.
