Application for a Use Permit pursuant to Article 18.4.N. to allow for administrative offices, the gross floor area of which is ten thousand (10,000) square feet or more. The site is currently developed with 73,827 square foot three (3) story office building and a three (3) story, 250 space parking structure. The subject property is located within the Industrial Park “IP” Zoning District.

Application for a Use Permit pursuant to Article 33.19, which states that any nonresidential use or structure that is nonconforming due to the number, size or location of parking spaces may be changed to another use, expanded or enlarged only upon approval of a Use Permit. The proposed use, a check cashing / money service business, would occupy approximately 1,089 square feet of an existing commercial building. The subject property is a 3,395 parcel within the General Commercial “CG” Zoning District and is currently nonconforming with respect to the number of on-site parking spaces.

The proposed use, a dental office, would occupy the existing 1,550 square foot commercial building. The subject property is a 9,100 parcel within the Multifamily-High Density - Office “R5-O” Zoning District and is currently nonconforming with respect to the number of on-site parking spaces with seven (7) where eight (8) are required.
