Application for a Use Permit, pursuant to Article 13, Sections
13.4 A. & H. and Article 35 of the Zoning Ordinance,
to allow Shell Gas Station to store vehicles outdoors in
conjunction with proposed modifications to the existing
gas station building and canopy signage, paint color, replacement
of freestanding monument sign and pump valences and landscaping
upgrades. The 14,800 square foot property is located in
the “CN” (Commercial Neighborhood) Zoning District.

Application for a Use Permit pursuant to Article 33.5, Expansion
of Nonconforming Use, a nonconforming use shall not be
expanded unless a Use Permit is granted for such an expansion.
The proposed project includes the addition of a new bedroom,
bathroom, and office totaling 736 square feet. The proposed
project would result in a 4 bedroom, 3 bathroom two-story
single-family residence with a detached two-car garage
and accessory dwelling unit. The subject property is a
6,650 square feet and is located within the Residential
Single-Family “R-1” Zoning District.
