Application for a Use Permit pursuant to Article 33, Section 19 of the Zoning Ordinance to allow a 14,572 square foot quasi-public medical office use within an existing 33,925 square foot commercial building with substandard parking. The property contains a total of 113 parking spaces of which 48 stalls are reserved for the proposed medical office use. The applicant also has an existing shared use agreement with a local Homeowners Association for 11 additional parking spaces located adjacent to the property which will provide a total of 59 parking stalls provided where 73 stalls are normally required. The subject site is 2.8 acres in size and is located in the IR-T (Industrial Restricted -Transient Residential Units Combining) Zoning District.
