1. 804 Clinton Street (Continuation from hearing
on 2-8-06)
Application for a Variance from the lot size (minimum building
site areas) requirements within the R-4 (Multi-Family Medium
Density) District; pursuant to Article 9, Section 9.12 of
the Zoning Ordinance, any parcel having an area of at least
four thousand (4,000) square feet and an average lot width
of at least forty (40) feet may have constructed thereon
a single-family dwelling. Article 43, Section 43.1 states
the Zoning Administrator shall have the power to grant Variances
from the terms of this ordinance in respect to minim building
site areas.
The applicant is requesting permission to construct a 627
square foot second story addition to an existing single family
dwelling on a substandard lot size of 3,683 square feet.
The subject property is currently developed with a 1,104
square foot single-story residence. Total living space
for the proposed residence is approximately 1,731 square
feet with a detached one-car garage. The subject property
is situated on the corner of Clinton Street and Madison Avenue.
