Application to renew an existing Use Permit to allow the continued use of a church in a complex of office condominiums.  The existing church occupies 200-260 Main Street (Units 18 and 19).  The total space for the units is approximately 3,100 square feet.  The subject property is located within the Industrial Park-Vehicular “IP-V” Zoning District.

  1. 1633 Hopkins Avenue (Ronald & Ellen Lemieux):

Application for a Variance, per the requirements of the Zoning Ordinance, Article 5.9B(2) for an encroachment into the front (side) yard for a new swimming pool, which is proposed to be built 9 feet from the northern property line (along Grand Street) and eight feet from the rear property line.  The required front yard setback for corner lots is 15 feet along both frontages and the rear yard setback is six feet.

Application for a Use Permit, pursuant to Article 33.16.a.7 of the Zoning Ordinance, to allow exceeding the 2,000 square foot limit imposed on residences with non-conforming parking requirements.  The maximum net living area of the residence will not exceed 2,200 square feet, nor will it contain more than three bedrooms.  The lot is approximately 6,100 square feet and is located in the Single-Family Residential “R-1” Zoning District.

  1. 118 Winslow Street (Deanna Terzian & Peter Krause):

Application for a Variance, per the requirements of the Zoning Ordinance, Article 10.9B(2) for an encroachment into the front (side) to allow the relocation of an existing, one car detached garage, which is proposed to be built seven feet from the eastern property line (along Winslow Street) and 20 feet from the front property line (along Sampson Street).  The required front yard setback for corner lots is 20 feet along both frontages for garages.
