An application for a Variance to allow for the reconfiguration
of and addition to a nonconforming, detached one-car garage. The
parcel is located at the northeasterly corner of Myrtle Street
and Hopkins Avenue in the Residential Single-Family (R-1)
Zoning District. There is an existing one-story, single-family
residence with a separate application for a master bedroom
addition and an application for historical status, both of
which are not part of this Variance request. The
existing garage is nonconforming in that it provides only
1 parking space where 2 spaces are required, its entrance
has a 3-foot setback from Myrtle Street where a 15-foot
setback is required and it maintains a zero setback along
the rear property line where a 6-foot setback is required.
Article 32.10 of the Redwood City Ordinance states that
existing nonconforming accessory structures may be repaired
or reconstructed provided that there is no increase in
the nonconformity. The scope of work would decrease
the nonconformity by providing 2 covered parking spaces
and increasing the setback from the street from 3 to 12
feet from the property line.
